New 2022 Colorado conforming loan limit $715,000

The increased 2022 conforming loan limits to $715,000 is for mortgage brokers and not most Retail lenders. We are now offering 2023 county loan limits up to $715,000 on all conventional loans In Colorado. effective as of 9/07/2022 We expect the Federal housing officials to be announcing the official change later this year and it’s likely that FHFA’s 2023 conforming loan limit will be higher than $715,000.

We are once again getting a head start on closing loans by taking advantage of lenders raising the conforming loan limits, which could help homebuyers get better rates and make smaller down payments when taking out loans of up to $715,000 in most parts of the country and upwards of $1 million in many high-cost markets.

 

Currently, for 2022 county loan limits with a conforming loan limit of $766,550 for a single-family home, and now will be raised to $715,000. There is speculation that the 2023 conforming loan limit will be close to $760,000, based on year-over-year house price growth through the first quarter of the year.

With home prices going up there have been a lot of people who were hitting those conforming loan limits very early, and probably in counties and states where you wouldn’t think home buyers would need a jumbo loan!

Conforming and High Balance limits 2022:

– Boulder county: $747,500
– Denver metro counties: $684,250
– El Paso county: $715,000
– Larimer county: $715,000

– Weld county: $715,000
– Eagle county: $822,375
– Pitkin county: $856,750
– Summit county: $822,375
– San Miguel county: $756,700

The nation’s housing market continues to be strong and with the increase in the Fannie Mae, Freddie Mac, and FHA loan limit: the maximum conforming loan limit will be higher in 2,936 counties. Only 71 did not have an increase.

One of the reasons these new limits are important is that they will allow some borrowers to avoid jumbo loan rate pricing – this allows first-time buyers to put down a minimum of 3% on purchase prices up to $715,000 in the Denver metro and $715,000 in counties that only allowed a maximum loan of 647,250 in 2022.

High balance loan limits are also going up. In Colorado, the following counties will have increases: Boulder County ($747,500) and Adams, Arapaho, Broomfield, Denver, Douglas, and Jefferson counties ($684,250).

What this means for home buyers who can put down 5 percent or more they can also get around the need for jumbo loan pricing. In Boulder, this helps borrowers purchase or refinance a home for sale at $770,618 or $879,000 with 15 percent down; in the other counties with high balance limits of $684,250 it enables them to purchase a home at roughly $705,000 and $805,000 with 85 LTV financing.

Conforming Loan Limits 2023 for All Counties

The Conforming loan limits for 2023 have not been released, in anticipation of this change, effective as of 9/07/2022 we are now offering conventional loan limits up to $715,000 on all conventional loans. Because conforming loan limits are set using a formula mandated by federal law, lenders can anticipate what the FHFA will announce later this year as the numbers for 2023.
